Eye Candy Property Of The Week

I know, I know, the second OX1 apartment in 2 weeks, but I think this is a real beauty.  This superb apartment has come to market and is being marketed by Savills.

The quality of the interior, fixtures and fitting looks top notch, and the property has balconies on both sides ensuring both bedrooms and the living area can access the fresh air, with great views to stream and Oxford Castle beyond.

It is on the market for £775,000, has two bedrooms, two bathrooms and an open plan living, dining and kitchen area.  At 1071 sq ft it is spacious, and whilst expensive, is in line with recent sales of apartments in OX1 in the £720 to £750 per sq ft range.  This apartment is bigger than most 3 beds in OX1.

The apartment will not offer captial reurns at the level experienced since 2008, but should offer the new owner solid appreciation over the next 5 years. Rental yields are likely to be relatively unattractive for landlords at  3.4 to 3.6% per annum.  The apartment last changed hands in 2009 selling for £499,900 a CAGR of 6.46% on capital value alone, assuming it achieves the asking price.  That said, in this low interest rate economy, the combination of capital gain and yield still look attractive when compared to alternative and potentially more volatile investment types.
