Investment opportunity in Wheatley, Oxford

I hope you are all enjoying the sun (while it lasts!)

So, here we are again breaking down another cracking 'investment of the week' opportunity.

So I spotted this little beauty when surfing the deals and the numbers work folks........

On the market with Chancellors and located in Station Road, Wheatley this property makes for a super investment. It is currently being marketed for £265,000. It sold on the 9th April 2015 for £238,000 and prior to that on the 19th February 2010 for £195,000. Its capital movement has been positively significant in the last 6 years I am sure you would agree.

From a rental perspective you are looking at comfortably hitting £1100 - £1150 per calendar month which at the top end gives you a good return at 5.2%. At the lower end at £1100 it is still a handsome 4.9%. The struggle with supply Vs demand in Oxford is well documented which invariably means that property prices are high (and sometimes inflated!) so hitting the magic 5% or thereabouts is very positive.

Internally this is sound. I see no cause for additional outlay on any refurbishment which is another big plus. Speaking of big pluses and one of the most significant draws to properties in this area is catchment for the ever popular Wheatley Primary School. You may recall me blogging about a similar property in this are last year where we quite literally had a fight on our hands for people wanting to rent it.
