Another fantastic investment opportunity in OX1

So today's investment search brings me into central Oxford. Alright Kennington but it is still OX1 and still hugely sought after!

Admittedly finding a bargain or a property that works on the numbers is notoriously difficult in this area but I think I have managed it!

This property is located on River View and is currently on the market with Chancellors Estate Agents, Botley. It is on the market for £290,000 and is a 2 bedroom end terrace house.

Internally it has a few up's and down's but nothing of great note. Re-carpeting in certain rooms looks necessary and a re-paint is advisable to bring it to that beautiful neutral colour AKA magnolia! It will need furnishings as well so I anticipate an approximate set back of £2500 all told but further inspection at property viewing will be necessary.

Onto the numbers and you can expect a property like this one in tip top condition to fetch £1100 - £1125 per calendar month. Against its asking price this will see you achieve a yield of 4.5%, that assuming you buy at asking price. I imagine you wont nor would I ever recommend it but this represents a very strong yield close to the centre of Oxford.

The last property sold in this location was 28th May 2014 at £227,000. There is nothing to mark the current asking price at but if it is relatively close to accurate then a £63,000 increase over 2 years is not at all shabby! It is also worth noting that this is an end terrace property which will hold slightly greater value.

Two double bedrooms, nice bath/shower room with nice garden to rear and this is definitely worth a look. You must also bear in mind that our beautiful new Westgate centre is in full swing and is scheduled for completion in August 2017. I am certain that this can only add to the value and rental price over the course of the next few years for properties situated in OX1 and OX2 and you can be certain that agents will be selling and renting on it. Some have already started!

All in all a sound addition to any portfolio. For the right price of course.
